Generation 1 used exposed stainless lag bolts at the base rail; Generation 2 moved to countersunk Torx-drive structural screws with a butyl gasket; Generation 3, shipping since late 2023, uses a concealed clip system with an EPDM compression seal. The Casita’s roof-to-wall seam relies on a factory-applied TPO membrane that can delaminate during transport or from thermal cycling in Santa Clarita’s high-UV climate. The fix is a field-welded TPO patch or full membrane replacement, not caulk.
• HVAC short-cycling or uneven temperatures between rooms. The mini-split line set passes through a sealed chase between modules. If the foam-in-place gasket shrinks, conditioned air leaks into the wall cavity and the compressor works harder. We see this most in Canyon Country installations where summer design temperatures hit 105°F.
• Corrosion streaks below exterior fasteners. Santa Clarita’s Santa Ana wind events carry alkaline dust that accelerates galvanic corrosion where dissimilar metals meet. The streaks mean the fastener’s protective coating has failed and the substrate is next.
• Floor deflection or a slight tilt when walking near the utility wall. The Casita sits on a steel frame with adjustable leveling feet. Soil settlement in the Santa Clarita Valley, especially on the cut-fill lots common east of Soledad Canyon Road, can overload one corner and strip the jack threads.
• Electrical GFCI trips when the water heater cycles. The Casita’s 50-gallon heat pump water heater shares a chase with the subpanel. Condensation on the conduit from temperature differential can trip the breaker. It’s a moisture issue, not a heater failure.

The Casita’s steel frame carries distributed loads that require a calibrated torque sequence; an over-tightened fastener cracks the EPDM seal, and an under-tightened one loosens in the next wind event. The 240V subpanel and heat pump circuit are not beginner electrical work, and California code requires a permit for any modification to a factory electrical system.
